The Charles Company
The Charles Company is a real estate development and investment partnership founded in 1979, specializing in commercial properties. Its expertise encompasses all areas needed to transform raw land or existing under-improved property to successful income producing assets. Planning, rezoning, tenant solicitation, financing, construction and property management are also areas where the Charles Company, staff excel. To date, the Charles Company has successfully developed projects throughout California. The Charles Company currently owns and operates over 3 million square feet.

Specialty areas include the six Southern California counties: Los Angeles, Orange, Riverside, San Bernardino, San Diego, and Ventura where the major emphasis has been office and retail. Current locations have strong demographics, high population density, and good growth potential. Several developments have been in the inner city. The development of challenging properties with unusual physical layouts or negative environmental issues has been one of the company’s strong points. With these issues, the company has consistently demonstrated its ability to be creative with both the design and appropriate tenant mix to obtain maximum potential.

Recognizing that a number of locations have some sort of environmental problem, the company has gained valuable experience in this area having remedied over 32 former service stations and an automobile dealership. The Charles Company has a strong, established relationship with the Los Angeles Regional Water Quality Control Board and industry respected environmental engineers and contractors, which directly contributes to the timely and efficient completion of the environmental issues on their projects.

All Charles Company projects are owned 100% by the principles. This enables the company to control and administer all aspects of acquisition, design planning, property management, and leasing through their in-house staff. The results speak for themselves. Currently Charles Company projects benefit from a 95% occupancy rate with substantial cash yields.

Charles Company enjoys relationships with several banking institutions including Farmers and Merchants Bank, Bank of America, Century Bank and Bank of the West. In many projects a multi-million dollar line of capital is utilized in lieu of construction financing. The majority of Charles Company’s loans are recourse due to their ability to pay cash for the construction of their projects and utilize financing after completion. The Charles Company has never defaulted on any of its loans. Sound business decisions, pre-leasing and cost-effective construction methods have been the key to their success.
